Laeman’s Landing Subdivision Restrictions and Protective Covenants (Consolidated and Currently in Effect – May 2026)
Recorded in the Office of the Judge of Probate of Tallapoosa County, AlabamaOriginal Declaration: Card Number 115814 (1996) Amendments: 2008, 2009, and 2026
These Restrictions and Protective Covenants run with the land and are binding on all current and future owners of lots in Laeman’s Landing Subdivision, Tallapoosa County, Alabama.
Pursuant to Paragraph 13 of the original covenants, the owners of a majority of the lots have recorded a new Appointment of the Architectural Control Committee. The current Committee has full authority to review and approve (or disapprove) all construction plans as provided in the covenants.
All lots shall be used for residential purposes only. No structures shall be erected, altered, placed, or permitted on any lot other than one new detached single-family dwelling (plus permitted accessory buildings).
The main structure must contain not less than 1,300 square feet of heated living area.
No basement, tent, shack, garage, barn, or other temporary structure may be used as a residence.
The operation or use of all-terrain vehicles, motorcycles, four-wheelers, go-carts, or any similar machines on private lots or anywhere in the subdivision is strictly prohibited.
No open burning of trash or household waste. Grass, brush, and tree limbs may be burned only after obtaining a burn permit and permission from the Architectural Control Committee.
All water and sewage disposal shall be provided by the City of Dadeville. No septic tanks are permitted unless specifically approved in writing by the Architectural Control Committee.
No above-ground tanks are permitted. Propane tanks for fireplaces are allowed; all other tanks are prohibited.
No building shall be erected, placed, or altered on any lot until the construction plans, specifications, and plot plan have been submitted to and approved in writing by the Architectural Control Committee.
No chain-link fences or pet fences are allowed in the front or side yards. Fences are permitted only in backyards for privacy or pet enclosure.
Each owner is responsible for maintaining a neatly cut lawn. If an owner fails to keep grass below six inches, the majority of lot owners or the ACC may have it cut at the owner’s expense.
Any owner who violates these covenants shall be responsible for all costs incurred to enforce them, including reasonable attorney’s fees.
